Engineer’s Inspection Review

When a home or condo inspection raises concerns, like cracks, sloping floors, or other signs of possible foundation movement, it’s natural for buyers, sellers, and agents to want more certainty. That’s where our Engineer’s Inspection Review provides peace of mind.

For this service, a licensed Professional Engineer reviews the inspection report and photos provided. The inspection information may come from your own local inspector, or, if you are in a service area where Noble inspectors are available, you also have the option of having our team gather and submit the data directly to the Engineer. Using that visual evidence, the Engineer analyzes whether the noted conditions are cosmetic or if they could indicate structural or foundation-related issues.

The review helps clarify next steps:

  • No Structural Concern Found – The Engineer’s opinion confirms the conditions are minor or cosmetic, allowing the transaction to move forward confidently.

  • Potential Concern Identified – If the findings suggest possible foundation movement, the Engineer may recommend a full Engineer’s Foundation Evaluation. This more detailed evaluation includes elevation measurements and calculations of tilt and deflection to assess the home’s structural integrity.

The Engineer’s Inspection Review is a cost-effective first step before committing to a full foundation engineering survey. It bridges the gap between a standard inspection and an in-depth engineering analysis, helping all parties make better-informed decisions.

For partners and licensees of the Noble brand, this service adds professional credibility and value. It allows you to connect your clients with licensed engineering expertise while giving flexibility in how inspection data is gathered—through your team, ours, or both.
